With over 35 centers nationwide, Westfield is always excited to showcase the newest additions to our properties, from kiosks to retail shops to large restaurants and entertainment centers. Here are some examples of our recent tenant buildouts.

  • Storefront surrounding glass– Exact height per zone (12’ to 28’). High end materials required. No painted drywall, stucco, plastic laminate, or break metal more than 20% of storefront surface.
  •  Storefront Glass – Minimum height required per zone (10’- 20’).
  • Glass – No top rolling grills allowed, entry & glass height 10’ min.
  • Design Control Zone – The entire sales area must be hard lid, recessed lights, hard flooring. Track lights only allowed if in coves. No slatwall, pegboard, or hanging display grids.
  • Transparency into store – Maximum transparency required.
  • Signage – One sign per elevation. Max letter height 18” (no trimcap, raceways, or box signs.)
  • Blade Signage – not permitted except where indicated in criteria.
  • Window Signage – 2” frosted 3M film applied to inside face of window.
  • Bulkhead Conditions – Varies greatly. Tenant to demo, patch & repair as necessary to achieve new criteria.
  • Neutral Pier – 3 types per zone. By Landlord.
  • Flooring – High end, hard materials only, no vinyl flooring. Most of GSP has sloped floors which tenants may choose to level. Tenant’s floor must meet up with mall floor within sloped vestibule area.
  • Security pedestals – not exposed, must be built fully concealed.
  • Digital Screens – one per storefront, must be 3’ away from storefront glass with no exposed cords.
  • Mechanical system type – Dependent on zone: LL provided Central plant – Chiller/TT provided Air Handling System; Central Plant – Condenser/TT provided Heat Pump; and RTU/Split systems by tenant. Some locations require Helicopter lift for new installation.
  • Electrical conditions – 277/480V 5 wire, 3 phase or 120/208V 4 wire, 3 phase depending on location
  • Smoke Evac – Yes. Tenant’s ceiling plenum to be used for smoke exhaust
  • Standard length of process – Permit time is average 4-6 weeks (expeditor does not speed process)
  • Need Landlord approved drawings to submit? – Yes
  • Precon is required – Tenant GC to set up meeting with Facilities Manager prior to start.
  • GC & trades are required to sign and seal permit application
  • Union Labor
